Maintenance Technician – Waterwalk at Shelter Cove

About the role

The Maintenance Technician for Waterwalk at Shelter Cove will ensure that all building systems, grounds, and common areas meet Greystar’s standards for safety, appearance, and functionality. This full‑time, onsite position supports a mid‑rise, stabilized community of 240 units on Hilton Head Island.

Key responsibilities

• Complete resident work orders and preventative maintenance tasks, diagnosing issues and performing repairs in line with safety codes and company policies.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document all service requests accurately and promptly for proper tracking.
• Maintain grounds and common areas by removing debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.

Required profile

• Ability to work Monday‑Friday, 8 am‑5 pm, with a rotating on‑call schedule.
• Strong attention to detail and commitment to safety and code compliance.
• Effective communication skills for coordinating with residents, vendors, and the maintenance team.
• Physical capability to perform manual labor, lift equipment, and work in various weather conditions.
