Maintenance Technician for Active Adult Community

About the role

The Maintenance Technician ensures that the physical aspects of the property, including buildings, grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time position supports resident satisfaction and property readiness.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Maintain common areas and grounds by cleaning, pressure‑washing, trash removal, and painting as required.
• Support cost‑control initiatives by repairing rather than replacing parts and minimizing material waste.

Required profile

• Valid driver’s license for operating a golf cart on the property, if applicable.
• EPA certifications Type I and II or Universal for refrigerant recycling.
• All certifications required by state and local jurisdictions.

Required skills

• EPA refrigerant recycling certification (Type I, Type II, or Universal).
• General mechanical and technical maintenance abilities.
• Inventory tracking and basic procurement skills.
