Maintenance Supervisor for Apartment Community

About the role

The Maintenance Supervisor oversees technical and mechanical work to ensure the community’s buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, and functionality.

Key responsibilities

• Complete work orders from resident requests and routine upkeep, diagnosing issues and performing repairs per policies and code.
• Manage the make‑ready process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Develop and enforce standards for the appearance of grounds, building exteriors, interiors, signage, parking areas, and other common spaces.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with quality standards.
• Maintain inventory of spare parts and maintenance supplies, collaborating with the Community Manager on budgeting.
• Perform monthly preventative maintenance and support cost‑control initiatives.
• Conduct safety meetings, keep MSDS sheets current, and stay up‑to‑date with OSHA and other safety regulations.

Required profile

• High school diploma, GED, or equivalent experience.
• Experience in property‑management maintenance or a related trade.
• Ability to use hand and power tools safely and effectively.
• Strong logical problem‑solving and customer‑service skills.
• Proficiency with basic computer applications and property‑management systems (preferred).

Required skills

• EPA Type I & II or Universal certification for HVAC work.
• Knowledge of HVAC systems, refrigerant handling, and mechanical equipment.
• Valid driver’s license for operating a golf cart on the property.
• Ability to lift up to 25 lb independently and 50 lb with assistance.
• Capability to work in all weather conditions and on‑call evenings, weekends, and holidays.
