Assistant Community Manager – Upshore

About the role

The Assistant Community Manager will support the Upshore community’s marketing, leasing, and resident retention efforts. This full‑time position works Monday‑Friday with occasional weekends and evenings to ensure the property meets revenue and occupancy targets.

Key responsibilities

• Direct marketing, advertising, and sales activities to achieve revenue and occupancy goals, including rent pricing, concessions, and traffic monitoring.
• Develop and implement short‑ and long‑term marketing plans based on market and competitor analysis.
• Create print and internet advertising strategies and use property management software for reporting.
• Collaborate with maintenance to ensure unit readiness, conduct inspections, and create merchandising displays.
• Participate in the leasing process: generate traffic, qualify prospects, prepare lease documents, and manage move‑ins.
• Analyze financial, traffic, and closing reports to identify performance issues and present findings to owners and managers.
• Oversee lease renewal programs and resident move‑out assistance.
• Supervise leasing team: hiring, training, performance management.

Required profile

• Valid driver’s license and ability to operate a golf cart on the property.
• Physical ability to stand, walk, lift up to 25 lb (50 lb with assistance) and work in all weather conditions.
• Willingness to work flexible hours, including evenings, weekends, and holidays.

Required skills

• Proficiency with property management software for sales and leasing reports.
• Ability to develop and execute marketing and advertising strategies.
