Maintenance Supervisor - Adega
Greystar · Rohnert Park
Job description
About the role
Adega, a stabilized garden-style community of 209 units in Rohnert Park, California, is hiring a full-time Maintenance Supervisor. The role oversees and performs technical and mechanical work so that the buildings, grounds, amenities and common areas meet the company's standards for cleanliness, appearance, safety and functionality. The schedule is Monday to Friday with on-call duty required.
Key responsibilities
- Complete work orders from resident service requests and routine upkeep by diagnosing defects and repairing them according to policy, safety standards and code requirements.
- Oversee the make-ready process for vacant units: pre-move-out inspection, punch list, scheduling vendors and contractors, obtaining supplies, finishing work and inspecting it.
- Develop standards for the cleanliness and appearance of grounds, amenities, building exteriors, interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots and other common areas.
- Periodically inspect the work of other service team members, contractors and vendors, and develop corrective action plans.
- Maintain spare parts and maintenance material inventory and work with the Community Manager to order supplies within budget.
- Complete monthly preventative maintenance and help the Community Manager develop the budget for repairs, maintenance and capital projects.
- Support cost control by fixing rather than replacing parts and using materials efficiently.
- Run safety meetings, keep MSDS sheets current and stay up to date on OSHA and other safety requirements.
- Treat residents respectfully, answer questions and handle complaints and work orders with efficiency and urgency.
Required profile
- High school diploma, GED or related experience and training.
- Experience in property management maintenance, other building maintenance or a related trade.
- Own hand tools unless prohibited by state law; knowledge of safe use of hand tools, power tools, mechanical equipment and measuring devices.
- EPA certification Type I, II or Universal if the job involves sealed HVAC systems, and all state and local certifications required.
- Valid driver's license to operate a golf cart on the property, if applicable.
- Ability to stand, walk, sit, climb ladders, work in all weather and lift up to 25 pounds alone and 50 pounds with help.
- Flexible schedule including evening, weekend and holiday calls.
Required skills
- Customer service and interpersonal communication, including effective reading, writing and speaking.
- Proficiency in internet, word processing, spreadsheet and database programs; property management system experience preferred.
- Basic math skills for reviewing financial, administrative and legal documents.
What we offer
- Hourly pay of $30.00 - $36.00 in Rohnert Park, with eligibility for incentive-based bonuses.
