Maintenance Technician – Windsor at Tryon Village

About the role

The Maintenance Technician ensures that the physical aspects of Windsor at Tryon Village – a stabilized garden‑style community – meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This onsite role involves performing technical and mechanical work across apartments, common areas, and amenities.

Key responsibilities

• Complete resident‑initiated work orders and preventative maintenance tasks, diagnosing issues and repairing them in line with safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory by tracking usage of tools, supplies, and equipment, returning unused items and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Assist with grounds and common‑area upkeep, such as trash removal, pressure‑washing breezeways and pool areas, general cleaning, and painting of curbs and signage.
• Support cost‑control initiatives by repairing parts when feasible and minimizing waste of materials and supplies.

Required profile

• Ability to diagnose and resolve mechanical or technical defects in residential settings.
• Experience with preparing vacant apartments for new occupants, including inspections and coordination with vendors.
• Strong attention to detail for inventory management and documentation.
• Willingness to perform general cleaning, landscaping, and minor painting tasks.
• Commitment to following safety procedures, company policies, and regulatory codes.
