Maintenance Technician (Multi-Site)

About the role

A full-time multi-site maintenance technician position based primarily at the Sedgefield office in Charlotte, North Carolina, with support required at Elmhurst at Sedgefield, Providence Altondale and Salem Village. The role covers technical and mechanical work that keeps the buildings, grounds, amenities and common areas of the properties clean, safe and functional. The schedule is Monday to Friday plus a rotating on-call schedule.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance, diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and inspection of completed work.
• Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
• Complete documentation and paperwork accurately and on time so service requests can be tracked.
• Help maintain grounds, common areas and amenities, such as picking up trash, pressure-washing breezeways and pool areas, cleaning and painting curbs and signage.
• Support cost control by fixing rather than replacing parts and using materials and tools efficiently.
• Take part in safety meetings, OSHA and other safety training, and report accidents and incidents promptly.
• Periodically check contractor and vendor work against quality standards and help with routine property inspections.

Required profile

• Reliable transportation and the ability to travel between the four assigned locations.
• Physical demands: standing, walking, bending, climbing ladders, lifting up to 25 pounds alone and 50 pounds with help, and working indoors and outdoors in all weather.
• Flexible schedule including call-outs on evenings, weekends and holidays; occasional travel to other properties or training.
• EPA certification Type I and II or Universal for refrigerant recycling (for certified service technicians).
• State and local certifications as required, and a valid driver's license to operate a golf cart where applicable.
