Maintenance Technician - Lantower Brandon Crossroads

About the role

A full-time Maintenance Technician position at the Lantower Brandon Crossroads property in Tampa, Florida, with 450 units. The role covers technical and mechanical work that keeps the buildings, grounds, amenities and common areas clean, safe and functional. The schedule is Monday to Friday with a rotating on-call duty.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance, diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and final inspection.
• Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
• Document service requests accurately and on time.
• Help maintain grounds and common areas: pick up trash, pressure-wash breezeways and pool areas, general cleaning and painting curbs and signage.
• Support cost control by fixing rather than replacing parts and using materials efficiently.
• Take part in safety meetings, OSHA and other safety training, and report accidents promptly.
• Periodically check contractor work and help with property inspections to flag safety and repair needs.

Required profile

• EPA certification Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
• All certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property where applicable.
• Ability to work indoors and outdoors in all weather, lift up to 25 pounds alone and 50 pounds with help, and work flexible hours including call-outs on evenings, weekends and holidays.
