Maintenance Technician – Full‑time

About the role

The Maintenance Technician supports the physical upkeep of residential properties, ensuring buildings, grounds, and common areas meet Greystar’s standards for safety, cleanliness, and functionality. This full‑time position is based in Lakewood, Washington and involves direct interaction with residents and vendors.

Key responsibilities

• Complete resident service requests and preventative maintenance work orders, diagnosing issues and performing repairs in line with safety and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Maintain inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Perform routine cleaning and upkeep of exterior buildings, parking areas, breezeways, pool zones, and signage, including pressure‑washing and painting as required.
• Assist with vendor management, inspecting contractor work to ensure compliance with quality standards and specifications.

Required profile

• Proven experience with hand and power tools, mechanical equipment, painting, entry‑level carpentry, appliance repair, and basic plumbing.
• Professional demeanor and appearance, strong communication skills, and ability to work independently and as part of a team.
• Willingness to work flexible hours, including evenings, weekends, and holidays, and to respond to on‑call requests.

Required skills

• Safe use and maintenance of hand tools, power tools, and mechanical equipment.
• EPA Type I, Type II, and Universal refrigerant recycling certifications.
• Proficiency with Microsoft Office Suite.
