Maintenance Supervisor – Crosstown

About the role

The Maintenance Supervisor ensures that all building systems, grounds, and common areas meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time, onsite position oversees work orders, make‑ready processes, and vendor performance for a residential community in Austin, Texas.

Key responsibilities

• Diagnose and repair defects from resident requests and routine upkeep, adhering to safety standards and code requirements.
• Manage the make‑ready process for vacant units, including inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Develop and enforce standards for community appearance, covering grounds, amenities, building exteriors, signage, and parking areas.
• Inspect work performed by team members and contractors to ensure compliance with policies and quality specifications.
• Maintain inventory of spare parts, order supplies within budget, and complete monthly preventative maintenance tasks.
• Assist the Community Manager with budgeting for repairs, capital projects, and cost‑control initiatives.
• Conduct safety meetings, keep MSDS sheets current, and ensure compliance with OSHA and other regulations.

Required profile

• High school diploma, GED, or equivalent experience in property‑management maintenance or a related trade.
• Proficiency in customer service and interpersonal communication with residents and team members.
• Ability to read, write, and communicate effectively, including basic mathematical calculations for financial documents.
• Valid driver’s license for operating a golf cart on the property, if required.

Required skills

• EPA Type I & II (or Universal) certification for HVAC refrigeration work.
• Hands‑on experience with hand tools, power tools, mechanical equipment, and measuring devices.
• Knowledge of safety regulations, MSDS handling, and OSHA requirements.
• Computer proficiency with internet, word processing, spreadsheets, and database management; property‑management system experience preferred.
