Maintenance Supervisor – Center City Philadelphia
Greystar · Philadelphia
Job description
About the role
The Maintenance Supervisor ensures that the building, grounds, amenities and common areas of a 150‑unit high‑rise community meet Greystar’s standards for cleanliness, safety and functionality. The role combines hands‑on technical work with oversight of make‑ready processes and vendor management.
Key responsibilities
- Complete work orders from resident requests and routine upkeep, diagnosing defects and performing repairs in line with safety codes and company policies.
- Manage the make‑ready process for vacant units, including inspections, punch‑list creation, scheduling vendors, ordering supplies and final quality checks.
- Develop and enforce standards for the appearance of grounds, building exteriors, breezeways, signage, parking areas and other common spaces.
- Inspect work performed by team members, contractors and vendors to ensure compliance with quality standards and specifications.
- Maintain inventory of spare parts and maintenance materials, collaborating with the Community Manager on budgeting and purchasing.
- Perform monthly preventative maintenance tasks and support cost‑control initiatives by repairing rather than replacing parts.
- Conduct safety meetings, keep MSDS sheets current and ensure compliance with OSHA and other safety regulations.
Required profile
- High school diploma, GED or equivalent experience in property‑management or building maintenance.
- Experience with hand tools, power tools, mechanical equipment and measuring devices; ability to safely use and maintain them.
- Strong logical problem‑solving abilities and proficiency in customer service and interpersonal communication.
- Basic computer skills, including word processing, spreadsheets and property‑management systems (preferred).
- Valid driver’s license for operating a golf cart on the property, if required.
Required skills
- EPA Type I & II or Universal certification for HVAC work.
- Knowledge of HVAC systems, refrigerant handling and pressure testing.
- Proficiency with hand tools, power tools and mechanical maintenance equipment.
- Understanding of OSHA safety standards and ability to conduct safety meetings.
