Maintenance Manager

About the role

The Maintenance Manager reports to the Director of Facilities and Operations and leads the maintenance function for all CALS locations and vehicles. This role ensures safe, efficient library facilities while managing budgets, contracts, and staff.

Key responsibilities

• Receive, approve, assign and track FMX work orders and planned maintenance for 19 facilities and 15 vehicles.
• Negotiate, execute and monitor service contracts for pest control, housekeeping, water treatment, electrical, plumbing and roofing.
• Estimate and operate within the yearly maintenance budget, approve accounts payable and manage cost codes.
• Monitor and adjust HVAC controls via MetaSys automation software.
• Supervise housekeeping, logistics and maintenance staff, including hiring, training and performance management.
• Produce and maintain documentation such as closeout documents, as‑built drawings, policies and manuals.
• Participate in short‑term and long‑range planning for library maintenance needs.

Required profile

• Associate degree, technical certification or equivalent experience in facilities maintenance, construction management or a related field.
• At least five years of progressive facilities or maintenance experience.
• Minimum two years of supervisory or management experience.
• Working knowledge of HVAC, electrical, plumbing, mechanical systems and preventive maintenance.
• Experience managing budgets, purchasing processes, service contracts and vendor relationships.

Required skills

• Proficiency with FMX maintenance management software.
• Experience using MetaSys automation software for HVAC control.
• Strong command of Microsoft Office applications.
• Technical knowledge of building systems (HVAC, electrical, plumbing, mechanical).
