Leasing Professional – Mid‑Rise Community (Morrisville, NC)

About the role

The Leasing Professional will coordinate marketing, leasing, and renewal strategies for the NOVEL Morrisville community, a mid‑rise, lease‑up property with 336 units. This role focuses on achieving occupancy, revenue, and resident‑retention goals through proactive leasing activities and exceptional resident service.

Key responsibilities

• Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, credit and background checks, and preparing lease packages.
• Inspect apartments before move‑in, ensure they are ready, and coordinate any outstanding issues with the maintenance team.
• Monitor market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and apply community policies on concessions and specials to boost occupancy.
• Design and execute marketing initiatives such as resident referral programs, employer outreach, and online advertising using platforms like Craigslist, Facebook, and email.
• Utilize on‑site property management software (e.g., OneSite, Yardi) to track availability, record traffic, manage resident and prospect data, and capture demographic information.

Required profile

• Ability to stay informed about local market trends and adjust strategies accordingly.
