Leasing and Marketing Manager – Union Knoxville Student Living

About the role

Greystar is seeking a Leasing and Marketing Manager for its Union Knoxville student‑living community. The manager will lead marketing, advertising, and leasing activities to meet revenue, occupancy, and resident‑retention goals.

Key responsibilities

• Direct community marketing, print and internet advertising, and sales initiatives to achieve occupancy and revenue targets.
• Set rent pricing, concessions, and leasing incentives while monitoring daily leasing activity and on‑site traffic.
• Analyze market and competitor conditions, develop short‑ and long‑term marketing plans, and implement creative pricing and promotional strategies.
• Utilize property‑management software to generate leasing reports and track performance metrics.
• Collaborate with maintenance to ensure unit readiness, conduct inspections, and create merchandising tools such as mini‑models.
• Participate actively in the leasing process: generate traffic, qualify prospects, prepare lease documents, and oversee move‑in procedures.
• Review financial, traffic, and closing reports to assess performance and adjust tactics.

Required profile

• Proven experience in leasing and marketing within multifamily or student‑housing environments.
• Strong understanding of market dynamics, pricing strategies, and advertising channels.
• Ability to work closely with maintenance and operations teams to maintain unit presentation.
• Experience preparing lease documentation and managing move‑in processes.
