Commercial Project Manager – North East

About the role

Aeroseal is seeking a Commercial Project Manager to lead HVAC and building‑performance projects across the North East region. You will own the full project lifecycle, from sales turnover to warranty support, ensuring safety, schedule, budget and quality standards are met.

Key responsibilities

• Lead project turnover, pre‑construction planning and risk mitigation, coordinating with sales, estimating and field teams.
• Develop detailed schedules, procurement plans, permits and mobilization activities for each site.
• Manage contract administration, RFIs, submittals, change orders and maintain complete project documentation.
• Oversee field execution, monitor progress, resolve issues and ensure compliance with safety and quality standards.
• Control financial performance, including budgeting, forecasting, billing, margin tracking and cost recovery.
• Serve as primary customer liaison, delivering regular updates, progress meetings and post‑project training.

Required profile

• Minimum five years of commercial construction or HVAC project management experience.
• Bachelor’s degree in construction management, mechanical engineering or related field (preferred).
• Proven ability to manage multiple projects simultaneously with budgets over $500,000.
• Strong verbal and written communication, leadership and organizational skills.

Required skills

• Commercial HVAC system knowledge and ability to read mechanical drawings.
• Project estimating, take‑offs, labor budgeting and change‑order pricing.
• Project scheduling, risk mitigation and quality‑assurance processes.
• Safety compliance (OSHA) and familiarity with PMP, LEED or building‑commissioning practices.
