Associate, Portfolio Management

About the role

The Associate, Portfolio Management will own and maintain the fund‑ and JV‑level distribution models that drive investor economics for Amherst's single‑family rental platform. This role serves as the model of record, translating complex mechanics into clear decisions and narratives for senior leadership and institutional investors.

Key responsibilities

• Own, maintain, and enhance complex fund‑ and JV‑level models, including distribution waterfalls, promote structures, and capital accounts.
• Produce monthly and quarterly LP/GP distribution outputs, scenario analyses, and period‑over‑period attribution reports.
• Enforce model governance with version control, documentation, and rigorous QC, reconciling model outputs to actual cash flows and debt balances.
• Partner with Asset Management, Investor Relations, FP&A, Acquisitions, Capital Markets, and Accounting to source inputs and drive strategic decisions.

Required profile

• Bachelor's degree required; CFA designation a plus.
• 4–7 years of experience in real‑estate private equity, fund finance, investment banking, or related fields.
• Demonstrated expertise in real‑estate fund modeling, especially for single‑family rentals or multifamily assets.

Required skills

• Advanced Excel modeling (multi‑entity funds, DCF, distribution waterfalls, promote/carried‑interest mechanics).
• Working knowledge of JV and fund structures (GP‑LP economics, capital accounts, LPA/JV terms).
• Data‑fluency tools such as Python or Power Query for automation and large‑scale reconciliation.
• Strong PowerPoint skills for presenting analyses to senior stakeholders.
