Groundskeeper / Porter

About the role

The Groundskeeper/Porter ensures the community’s physical environment is clean, well‑maintained and visually appealing. You will support the service team by handling daily upkeep of grounds, common areas and amenities.

Key responsibilities

• Inspect the community throughout the day to remove litter, debris, pet droppings and keep all common areas tidy.
• Remove trash from vacant apartments, transport it to dumpsters or storage, and maintain those storage areas.
• Complete minor service requests, assist the make‑ready specialist, and change locks according to policy.
• Distribute resident notices, report hazards, and respond to resident questions and complaints.
• Attend safety meetings, complete OSHA training and report accidents promptly.

Required profile

• Valid driver’s license to operate a golf cart on the property.
• Ability to stand, walk, bend, climb ladders and lift up to 25 lb independently (50 lb with assistance).
• Willingness to work in all weather conditions and a flexible schedule that includes evenings, weekends and holidays.

Required skills

• Basic lock‑changing procedures.
• Knowledge of safety and risk‑management policies.
