Union Helper – Property Maintenance Technician

About the role

The Union Helper provides technical and mechanical support to ensure that buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety and functionality. This onsite role is essential for maintaining the high quality of our residential properties.

Key responsibilities

• Complete resident‑requested work orders and perform preventative maintenance, diagnosing defects and repairing them according to company policies and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, repairs and final inspections.
• Manage inventory of tools, supplies and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document all service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning and painting signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.
• Participate in safety meetings and complete required OSHA and other safety training.

Required profile

• Ability to perform hands‑on technical and mechanical work in a residential property setting.
• Strong diagnostic skills to identify the source of defects and apply appropriate repairs.
• Familiarity with work‑order systems and inventory tracking.
• Commitment to following safety protocols and attending regular safety training.
• Physical capability to handle manual tasks, lift equipment and work outdoors.
