Maintenance Technician – The Village Residences

About the role
The Maintenance Technician will ensure the physical aspects of The Village Residences meet Greystar’s standards for cleanliness, safety, appearance and functionality. This role handles resident service requests, preventative maintenance, and the make‑ready process for vacant units.
Key responsibilities
- Complete work orders generated from resident requests and perform preventative maintenance, diagnosing defects and repairing according to policies, safety standards and code requirements.
- Execute the make‑ready process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, repairs and final inspections.
- Manage inventory of tools, supplies and equipment, tracking usage, returning unused items and notifying the supervisor of re‑order needs.
- Document service requests and maintenance activities accurately and promptly for proper tracking.
- Maintain grounds, common areas and amenities by trash removal, pressure‑washing, general cleaning and painting as required.
- Support cost‑control initiatives by repairing rather than replacing parts and using materials efficiently.
- Comply with Greystar’s safety policies, attend safety meetings, complete OSHA training and report incidents.
- Inspect contractor work and conduct routine property inspections to identify safety or repair concerns.
Required profile
- Physical ability to stand, walk, bend, climb ladders, lift up to 25 lb independently (50 lb with assistance) and work in all weather conditions.
- Flexible schedule with on‑call availability during evenings, weekends and holidays.
- Valid driver’s license for operating a golf cart on the property.
- EPA Type I, Type II or Universal refrigerant recycling certification.
- All state and local certifications required for service technicians.
