Maintenance Technician – Soundwater Property

About the role

Greystar is seeking a Maintenance Technician to support the Soundwater community in Nashville. The role ensures that all building systems, grounds, and common areas meet the company’s standards for safety, cleanliness, and functionality.

Key responsibilities

• Respond to resident service requests and complete preventative maintenance work orders, diagnosing issues and performing repairs in line with policies and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document all service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by removing debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.

Required profile

• Ability to follow Greystar safety policies and standard operating procedures.
• Strong attention to detail for inspections, documentation, and quality of work.
• Willingness to work a Monday‑Friday schedule with rotating on‑call duties.
• Effective communication skills for interacting with residents, vendors, and team members.
