Apartment Maintenance Director

About the role

Flourney Properties is seeking a hands‑on Maintenance Director to lead the upkeep of a large multi‑family community. You will ensure resident requests are addressed promptly, vacant units are prepared for new tenants, and the property’s appearance meets the company’s high standards.

Key responsibilities

• Assist with and complete work orders generated from resident service requests.
• Oversee the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Develop and enforce standards for cleanliness and appearance of grounds, amenities, building exteriors, interiors, and common areas.
• Inspect work performed by internal staff, contractors, and vendors to ensure compliance with quality, scope, and safety standards.
• Maintain inventory of spare parts and maintenance supplies, ordering as needed within budget.
• Execute preventative maintenance procedures and inspections as outlined in policy manuals.
• Support cost‑control initiatives by repairing rather than replacing parts whenever feasible.
• Conduct safety meetings, keep MSDS sheets current, and stay up‑to‑date with OSHA and related regulations.

Required profile

• Minimum 3 years experience as a Maintenance Director for a property with 200+ units.
• EPA certification and CPO certification.
• Hands‑on approach with strong problem‑solving abilities.
