Maintenance Technician – Headwaters at Autumn Hall

About the role

The Maintenance Technician will ensure that the physical aspects of Headwaters at Autumn Hall meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This full‑time, onsite role supports resident requests, preventative maintenance, and the preparation of vacant units for new move‑ins.

Key responsibilities

• Complete work orders from resident service requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement, repairs and final inspections.
• Manage inventory of tools, supplies and equipment, track usage, return unused items and notify the supervisor of re‑order needs.
• Maintain common areas and amenities by cleaning, pressure‑washing, trash removal and painting as required.
• Support cost‑control initiatives by repairing rather than replacing parts and using materials efficiently.
• Participate in safety meetings, complete OSHA training, and report accidents promptly.

Required profile

• Ability to work flexible hours, including evenings, weekends and holidays, and respond to on‑call rotations.
• Physical capability to stand, walk, climb ladders, lift up to 25 lb independently and 50 lb with assistance, and work in all weather conditions.
• Willingness to travel occasionally to other properties for training or support.
• Compliance with all state and local licensing requirements.

Required skills

• EPA Type 1 refrigerant recycling certification.
• EPA Type 2 refrigerant recycling certification.
• EPA Universal refrigerant recycling certification.
• Valid driver’s license for operating a golf cart on the property.
