Maintenance Technician – Headwaters at Autumn Hall

About the role

Greystar is seeking a Maintenance Technician to support the Headwaters at Autumn Hall community in Wilmington, NC. The role ensures that all building systems, grounds, and common‑area amenities meet Greystar’s standards for safety, appearance, and functionality.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the make‑ready process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and timely to ensure proper tracking.
• Maintain grounds and common areas by picking up debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible.

Required profile

• Ability to work Monday‑Friday with a rotating on‑call schedule.
• Strong attention to detail and commitment to safety standards.
