Maintenance Technician – Avana Overlook

About the role

This role leads the technical and mechanical maintenance of a large residential community, ensuring that units, common areas, grounds and amenities meet Greystar’s standards for cleanliness, safety and functionality.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing them according to policies and code requirements.
• Manage the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination and final quality checks.
• Track, order and replenish maintenance supplies, tools and equipment while maintaining accurate inventory records.
• Conduct and document inspections using platforms such as Leonardo 247 and Entrata, ensuring compliance with regulatory and company standards.
• Maintain common areas and amenities by cleaning, pressure‑washing, trash removal and minor painting tasks.
• Inspect contractor and vendor work for quality and compliance, and assist with routine property inspections to identify safety concerns.
• Participate in safety meetings, complete OSHA training and report incidents promptly.

Required profile

• EPA Type I & II or Universal certification for refrigerant recycling (or equivalent state/local certifications).
• Valid driver’s license and ability to operate a golf cart on the property.
• High school diploma, GED or equivalent experience; ability to work flexible schedules including evenings, weekends and on‑call rotations.
• Physical ability to lift up to 25 lb independently (50 lb with assistance) and work in all weather conditions.

Required skills

• EPA refrigerant recycling certification (Type I & II or Universal).
• Proficiency with hand and power tools and mechanical equipment maintenance.
• Inventory management and supply ordering.
• Use of maintenance software platforms such as Leonardo 247 and Entrata.
