Leasing Professional – Ascend Brightleaf

About the role

The Leasing Professional will drive occupancy, revenue and resident retention for the Ascend Brightleaf community in Durham, NC. You will manage the full leasing cycle, from prospecting and tours to lease signing and move‑in, while ensuring a high level of resident satisfaction.

Key responsibilities

• Greet and qualify prospects, conduct community tours, show apartments, process applications, and perform credit and criminal background checks.
• Prepare lease agreements and move‑in packages, and oversee smooth resident move‑ins.
• Inspect apartments before occupancy, coordinate any needed maintenance, and ensure units are move‑in ready.
• Monitor market and competitor activity, develop short‑ and long‑term marketing plans, and apply community concessions and specials to boost occupancy.
• Design and execute marketing initiatives, including resident referral programs, employer outreach, and online advertising on platforms such as Craigslist and Facebook.
• Utilize property management software (OneSite, Yardi) to track availability, record leasing activity, and manage prospect and resident data.

Required profile

• Strong customer‑service orientation with the ability to engage and qualify prospective residents.
• Knowledge of local rental market trends and competitive positioning.
• Ability to manage multiple tasks, meet occupancy targets, and maintain accurate records.
