About the role

This seasonal position supports the Avana 55Twelve community in Durham, NC, by driving leasing activity, resident satisfaction, and lease renewals through August 2026. The role blends sales, marketing, and property‑management tasks to maintain high occupancy and revenue.

Key responsibilities

• Perform all sales and leasing activities to meet occupancy and revenue goals, including greeting prospects, qualifying leads, conducting tours, processing applications, and preparing lease packages.
• Inspect apartments before move‑in, ensure they are ready, and coordinate any needed maintenance.
• Monitor market and competitor trends, develop short‑ and long‑term marketing plans, and apply community policies on concessions and specials.
• Design and execute marketing initiatives such as resident referral programs, employer outreach, and online advertising on platforms like Craigslist and Facebook.
• Utilize property management software (OneSite, Yardi) to track availability, record traffic, and manage leasing activities.

Required profile

• Strong customer‑service orientation with the ability to engage prospective residents.
• Attention to detail for apartment inspections and lease documentation.
• Ability to analyze market data and adjust marketing tactics accordingly.
• Flexibility to work Monday‑Friday with rotating weekends.
