Job description
About the role
This Service Technician position performs technical and mechanical work that keeps the buildings, grounds, amenities and common areas of the property clean, safe and functional. The role covers resident service requests, preventative maintenance, make-ready work for vacant units and light grounds upkeep.
Key responsibilities
- Complete work orders from resident requests and preventative maintenance by diagnosing problems and repairing them according to policy, safety standards and code requirements.
- Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, scheduling vendors, obtaining supplies, finishing maintenance and inspecting completed work.
- Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
- Complete service documentation accurately and on time so requests can be tracked.
- Help maintain grounds, common areas and amenities: pick up trash, pressure-wash breezeways and pool areas, clean and paint curbs and signage as needed.
- Support cost control by fixing rather than replacing parts and using materials and tools efficiently.
- Attend safety meetings, complete OSHA and other safety training, and report accidents and incidents promptly.
- Periodically check contractor and vendor work against quality standards, and help with property inspections to flag safety and repair concerns.
Required profile
- Able to stand, walk or sit for long periods, bend, climb ladders, reach, carry objects and crawl in confined spaces.
- Able to work indoors and outdoors in all weather, and to lift up to 25 pounds alone and 50 pounds with help.
- Flexible schedule, including call duty on evenings, weekends and holidays; occasional travel to other properties or training.
- EPA certification Type I and II or Universal for refrigerant recycling (Certified Service Technicians).
- All state and local certifications required for Service Technicians.
- Valid driver's license to operate a golf cart on property where applicable.
What we offer
- Medical, dental, vision, disability and life insurance, with low employee-only medical costs.
- Paid time off: 15 vacation days, 4 personal days, 10 sick days and 11 paid holidays, plus birthday off after 1 year.
- Onsite housing discount at Greystar-managed communities, subject to availability.
- 6-week paid sabbatical after 10 years of service.
- 401(k) with company match up to 6% after 6 months.
- Paid parental leave and fertility benefit reimbursement up to $10,000.
- Employee assistance program and additional insurance plans.
- Bonus programs for corporate and onsite positions.
