Service Technician – Birchway Tropicana

About the role

The Service Technician ensures that the physical aspects of Birchway Tropicana – from apartments to common areas – meet Greystar’s standards for cleanliness, safety, appearance, and functionality. The role involves responding to resident requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident service requests and conduct preventative maintenance, diagnosing issues and repairing them in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas, and amenities by removing debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Ability to follow Greystar’s safety and risk‑management policies, including participation in routine safety meetings.
• Strong attention to detail for inspections, documentation, and quality of work.
• Effective communication skills for coordinating with vendors, contractors, and residents.
• Physical capability to perform manual tasks, lift equipment, and work in various property environments.
