Service Supervisor – South Seattle

About the role

The Service Supervisor oversees technical and mechanical work to ensure that buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety and functionality. This full‑time position supports resident satisfaction and prepares vacant units for new move‑ins.

Key responsibilities

• Complete work orders from resident requests, diagnose issues and perform repairs according to policies, safety standards and code requirements.
• Manage the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination and final quality checks.
• Develop and enforce standards for community appearance, including grounds, building exteriors, signage, parking areas and common spaces.
• Inspect work performed by team members, contractors and vendors to ensure compliance with quality and scope specifications.
• Maintain inventory of spare parts and maintenance supplies, assist the Community Manager with budgeting and cost‑control initiatives.
• Conduct monthly preventative maintenance, safety meetings, and ensure OSHA and MSDS compliance.

Required profile

• High school diploma, GED or equivalent experience; experience in property‑management maintenance or a related trade.
• Ability to use hand tools, power tools and mechanical equipment safely; valid driver’s license for property vehicles.
• Strong customer‑service and communication skills; proficiency with internet, word processing, spreadsheets and database programs.
• Basic mathematical ability for financial and administrative documentation.

Required skills

• EPA Type I and II (or Universal) certification for HVAC work.
• HVAC system maintenance and refrigerant handling.
• Proficiency with hand tools, power tools and measuring devices.
• Experience with property‑management software (preferred).

What we offer

• Hourly pay range $38.00 – $42.00.
• Potential eligibility for quarterly or annual bonus programs based on performance.
