Service Supervisor - Missions

About the role

Sunbow, part of Greystar, is hiring a Service Supervisor for a stabilized 336-unit multifamily community in Chula Vista, California. The role oversees and performs technical and mechanical work so that the inside and outside buildings, grounds, amenities and common areas meet the company's standards for cleanliness, appearance, safety and functionality. The schedule is Monday to Friday, 9am to 6pm, with on-call duty.

Key responsibilities

• Complete work orders from resident requests and routine upkeep by diagnosing defects and repairing them according to policy, safety standards and code requirements.
• Oversee the make-ready process for vacant units: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies, maintenance tasks and final inspection.
• Develop standards for the cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots and other common areas.
• Inspect the work of other service team members, contractors and vendors, and develop corrective action plans where needed.
• Maintain spare parts and maintenance material inventory and work with the Community Manager to order supplies within budget.
• Complete monthly preventative maintenance and help the Community Manager develop the budget for repairs, maintenance and capital projects.
• Support cost control by fixing rather than replacing parts and using materials efficiently.
• Run regular safety meetings, keep MSDS sheets current and stay up to date on OSHA and other safety requirements.
• Treat residents respectfully, answer questions and handle complaints about maintenance promptly.

Required profile

• High school diploma, GED or related experience and training.
• 1-2 years of property maintenance experience, with strong multifamily maintenance experience and supervisory and team leadership skills.
• Valid driver's license, and ability to work in all weather and lift up to 25 pounds alone and 50 pounds with assistance.
• EPA Type I, Type II or Universal certification, and all state and local certifications required for the work.

Required skills

• Proficiency in hand tools, power tools, measuring devices and mechanical equipment; own hand tools required unless prohibited by state law.
• Customer service, communication and interpersonal skills.
• Internet, word processing, spreadsheet and database programs; property management system experience preferred.
• Mathematical skills for reviewing financial and administrative documents.
