Service Supervisor - Arista McKinney

About the role

A full-time Service Supervisor is needed for the Arista property in McKinney, Texas. The role leads the performance of technical and mechanical work so that the units, buildings, grounds, amenities and common areas meet the company's standards for cleanliness, appearance, safety and functionality. It works under the supervision of the Area Maintenance Manager.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance, diagnosing problems and repairing them according to policies, timelines, safety standards and code requirements.
• Lead the make-ready process for vacant apartments: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and inspection of completed work.
• Manage materials, supplies and equipment from the maintenance department, track inventory used and order supplies.
• Monitor inspection platforms such as Leonardo 247 and Entrata and complete property and unit inspections required by code, regulation or policy.
• Document service requests accurately and on time.
• Maintain grounds, common areas and amenities, including cleaning, pressure washing breezeways and pool areas, and painting curbs and signage.
• Support cost control by fixing rather than replacing parts and using materials efficiently.
• Inspect contractor and vendor work against quality standards and help with routine property inspections.
• Take part in safety meetings, OSHA and other safety training, and report accidents and incidents promptly.

Required profile

• EPA certification Type I and II or Universal for refrigerant recycling (for certified service technicians).
• All certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property.
• Ability to work indoors and outdoors in all weather, including evenings, weekends and holidays, and to travel between properties.
• Physical ability to stand, walk, climb ladders, lift up to 25 pounds alone and 50 pounds with assistance.

Required skills

• Own hand tools and safe use and maintenance of hand tools, power tools, mechanical equipment and measuring devices.
• Knowledge of and compliance with OSHA and other safety regulations.
