Service Supervisor - Apartment Community

About the role

Greystar is hiring a full-time Service Supervisor for the Bent Tree Oaks community in Addison, Texas. The role oversees and carries out technical and mechanical work so that the inside and outside buildings, grounds, amenities and common areas meet the company's standards for cleanliness, appearance, safety and functionality.

Key responsibilities

• Complete work orders from resident requests and routine upkeep, diagnosing defects and repairing them according to policy, safety standards and code requirements.
• Oversee the make-ready process for vacant units: pre-move-out inspection, punch list, scheduling vendors and contractors, obtaining supplies, finishing maintenance and inspecting completed work.
• Develop standards for the cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, the leasing office, garbage areas, parking lots and other common areas.
• Periodically inspect the work of other service team members, contractors and vendors, and develop corrective action plans where needed.
• Maintain spare parts and maintenance materials inventory and work with the Community Manager to order supplies and tools within budget.
• Complete monthly preventative maintenance procedures and help the Community Manager build the budget for repairs, maintenance and capital projects.
• Support cost control by fixing rather than replacing parts and using materials and tools efficiently.
• Run regular safety meetings, keep MSDS sheets current and stay up to date on OSHA and other safety requirements.
• Treat residents respectfully, answer questions and handle complaints about maintenance promptly.

Required profile

• High school diploma, GED or related experience and training.
• Experience in property management maintenance, other building maintenance or a related trade.
• Own hand tools unless prohibited by state law, with knowledge of their safe use and maintenance.
• Valid driver's license to operate a golf cart on the property, if applicable.
• Able to stand, walk or sit for long periods, work in all weather, and lift up to 25 pounds alone and 50 pounds with help.
• Flexible schedule, including call duty on evenings, weekends and holidays.

Required skills

• EPA certification Type I, II or Universal if the job involves sealed HVAC systems.
• All certifications required by state and local jurisdictions.
• Proficiency in internet, word processing, spreadsheet and database programs; property management system experience preferred.
• Basic math skills for reviewing financial and administrative documents.

Onsite property positions may be eligible for a bonus program in addition to base salary.
