Senior Maintenance Technician - Roving North Region
greystar · City Office Seattle
Job description
About the role
The Greystar Flex Team supports communities in the North region of Western Washington, including Everett, Lynnwood, Lake Stevens, Mukilteo, Bothell, Edmonds, Shoreline, Kirkland, Redmond, Bellevue, Issaquah, Renton and Downtown Seattle. Flex Team members step into a variety of roles and property types, covering project-based assignments from 5 consecutive working days up to 12 weeks, depending on business needs. A car allowance of $300 is offered because reliable transportation is required.
Key responsibilities
- Complete resident service requests and repairs, including appliance repairs, and perform preventative maintenance in line with policies, safety standards and code requirements.
- Prepare vacant apartments for move-in through the make-ready process: pre-move-out inspection, punch list, scheduling vendors, obtaining supplies and inspecting completed work.
- Follow procedures for obtaining materials and tools, track inventory used and notify the maintenance supervisor of re-ordering needs.
- Complete documentation and paperwork accurately so service requests can be tracked.
- Maintain grounds, common areas and amenities, including cleaning, pressure washing breezeways and pool areas, and painting curbs and signage.
- Support cost control by repairing rather than replacing parts and using materials efficiently.
- Comply with safety policies, attend safety meetings, complete OSHA and other safety training, and report accidents and incidents promptly.
- Periodically inspect contractor and vendor work, and help conduct property inspections to identify safety and risk concerns.
Required profile
- Knowledge of safe use and maintenance of hand tools, power tools and mechanical equipment.
- Previous experience with painting, entry-level carpentry, appliance repair and basic plumbing.
- Ability to work indoors and outdoors in all weather, and to lift up to 25 pounds alone and 50 pounds with assistance.
- Valid driver's license to operate a golf cart on property where applicable.
- Flexible schedule, including call-outs on evenings, weekends and holidays; occasional travel to other properties or training.
Required skills
- EPA certification Type I and II or Universal for refrigerant recycling (for certified service technicians).
- All certifications required by state and local jurisdictions.
- Proficiency in the MS Office suite.
What we offer
- Hourly pay of $27.00 - $31.97, with possible bonus programs depending on whether the role is corporate or onsite.
- Medical, dental, vision, disability and life insurance, with low employee medical costs.
- Paid time off: 15 vacation days, 4 personal days, 10 sick days and 11 paid holidays, plus birthday off after 1 year.
- Onsite housing discount, 401(k) with company match up to 6% after 6 months, and a 6-week paid sabbatical after 10 years.
