Senior Maintenance Technician - ART Tower
Greystar · Portland
Job description
About the role
Greystar is hiring a full-time Senior Maintenance Technician for ART Tower, a 314-unit high-rise apartment community in Portland, Oregon. The role covers technical and mechanical work that keeps the building, grounds, amenities and common areas clean, safe and functional. The community is a 10-minute walk to downtown, a two-minute walk to the light rail and near the Pearl District.
Key responsibilities
- Complete work orders from resident service requests and preventative maintenance by diagnosing problems and repairing them according to policies, safety standards and code requirements.
- Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, scheduling vendors and contractors, obtaining supplies, finishing maintenance and inspecting completed work.
- Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
- Complete service request documentation accurately and on time.
- Help maintain grounds, common areas and amenities: pick up trash, pressure-wash breezeways and pool areas, clean and paint curbs and signage as needed.
- Support cost control by fixing rather than replacing parts and using materials and tools efficiently.
- Take part in safety meetings, OSHA and other safety training, and report accidents and incidents promptly.
- Periodically check contractor and vendor work, and help with routine property inspections to flag safety and repair concerns.
Required profile
- Able to stand, walk or sit for long periods, bend, climb ladders, reach, carry objects and crawl in confined spaces.
- Able to work indoors and outdoors in all weather, and to lift up to 25 pounds alone and 50 pounds with help.
- Flexible schedule, including call duty on evenings, weekends and holidays; occasional travel to other properties or training.
- EPA certification Type I and II or Universal for refrigerant recycling (for certified service technicians).
- All state and local certifications required for service technicians.
- Valid driver's license to operate a golf cart on property where applicable.
What we offer
- Hourly pay of $28.00 - $30.00, with possible weekly, monthly or quarterly bonuses for onsite property positions.
- Medical, dental, vision, disability and life insurance, with low-cost employee-only medical coverage.
- Paid time off: 15 vacation days, 4 personal days, 10 sick days and 11 paid holidays, plus birthday off after 1 year.
- 401(k) with company match up to 6% after 6 months, paid parental leave and fertility benefit reimbursement up to $10,000.
- Employee assistance program, critical illness, accident, hospital indemnity, pet insurance and legal plans.
- Onsite housing discount at Greystar-managed communities, and a 6-week paid sabbatical after 10 years.
