Regional Maintenance Manager

About the role

Fairlawn, a vertically integrated real‑estate investment and development firm, is seeking a Regional Maintenance Manager to provide strategic oversight of all maintenance functions across its Midwest portfolio. Reporting to the Regional Operations Manager, you will lead maintenance teams, ensure safety compliance, and drive asset preservation.

Key responsibilities

• Act as functional lead for regional maintenance, setting professionalism and safety standards.
• Partner with Property Managers on hiring, onboarding, and performance evaluations for technicians.
• Create and deliver training plans for HVAC, plumbing, and electrical systems; conduct regular site coaching visits.
• Standardize preventive‑maintenance procedures and track completion.
• Analyze KPIs such as work‑order completion time, unit‑turn times, and repeat repairs to resolve systemic issues.
• Audit unit‑turn processes to ensure alignment with company timelines.
• Collaborate with Asset and Construction Management on annual capital‑expenditure plans and oversee field execution.
• Manage vendor contracts, negotiate terms, and ensure budget and quality compliance.
• Perform property assessments to identify long‑term preservation risks and capital needs.
• Handle municipal inspections, fire‑marshal findings, and lender‑required repairs while ensuring OSHA, building‑code, and environmental compliance.

Required profile

• Proven experience leading maintenance teams in a multi‑property environment.
• Strong knowledge of OSHA standards, building codes, and environmental regulations.
• Demonstrated ability to develop and execute preventive‑maintenance programs.
• Experience managing capital‑expenditure projects and vendor relationships.
• Analytical mindset for KPI monitoring and root‑cause analysis.
