Maintenance Supervisor

About the role

The Maintenance Supervisor oversees technical and mechanical work to ensure the community’s buildings, grounds, and amenities meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time position includes on‑call duties and coordination of vendors, contractors, and internal service teams.

Key responsibilities

• Complete make‑ready processes for vacant units, including inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Oversee work orders from resident requests, diagnose issues, and perform repairs in line with safety codes and company policies.
• Develop and enforce standards for the appearance of grounds, building exteriors, common areas, and market‑ready interiors.
• Inspect work performed by service team members and external contractors to ensure compliance with quality and scope.
• Maintain inventory of spare parts and maintenance supplies, assisting the Community Manager with budgeting and cost‑control initiatives.
• Conduct monthly preventative maintenance and lead safety meetings, keeping MSDS sheets current and adhering to OSHA regulations.

Required profile

• High school diploma, GED, or equivalent experience.
• 3‑5 years of experience as a Service Supervisor in property‑management maintenance or a related trade.
• Ability to stand, walk, climb ladders, lift up to 25 lb (50 lb with assistance) and work in all weather conditions.
• Valid driver’s license for operating a golf cart on the property.

Required skills

• EPA Type I and II or Universal certification for HVAC work.
• Proficiency with hand tools, power tools, mechanical equipment, and measuring devices.
• Knowledge of property‑management systems and basic computer applications (word processing, spreadsheets, databases).
• Understanding of OSHA safety standards and ability to maintain MSDS documentation.
