Job description
About the role
CircleK is hiring a Real Estate Development Manager in Charlotte, North Carolina. The role covers the full retail real estate development lifecycle, from identifying opportunities and negotiating transactions through due diligence, entitlements, approvals and project turnover. It involves regular travel throughout the assigned territory.
Key responsibilities
- Market planning and site sourcing: divide assigned markets into trade areas, evaluate growth corridors, competition, traffic and new development, and identify on-market and off-market opportunities through brokers, property owners and field research.
- Evaluate sites for access, visibility, traffic, demographics, zoning, utilities and strategic fit, and partner with analysts, operations, construction and other teams to assess financial and operational viability.
- Negotiate letters of intent, purchase agreements, ground leases and other transactions, and lead due diligence with architects, engineers, attorneys, environmental consultants and surveyors.
- Coordinate entitlements, municipal approvals, zoning meetings and public hearings, and build relationships with local governments.
- Act as the real estate point person for each project, managing schedules, budgets and priorities alongside Operations, Construction, Finance, Legal, Fuel and Design, and present recommendations to management.
Required profile
- Three or more years of experience in commercial real estate, site acquisition, land acquisition, development, corporate real estate or commercial brokerage.
- Demonstrated experience identifying, evaluating, acquiring or developing real estate opportunities and leading or taking part in real estate negotiations.
- Strong relationship-building and negotiation skills, and ability to manage several active projects at once.
- Willingness to travel regularly, including occasional overnight trips, with a valid driver's license and satisfactory driving record.
- Preferred: bachelor's degree in Real Estate, Finance, Business or a related field, and experience in retail, convenience store, fuel, restaurant/QSR, automotive or car wash development.
Required skills
- Knowledge of North Carolina and Southeast commercial real estate markets.
- Experience with zoning, entitlements, permitting, municipal approvals or public hearings.
- Experience preparing or supporting financial analyses for real estate transactions.
- Experience using mapping, demographic, market research, financial analysis or project-management software.
