Prevailing Wage Porter – Loden

About the role

The Prevailing Wage Porter at the Loden community ensures that the property’s physical environment remains clean, safe, and welcoming for residents and visitors. This full‑time, onsite position supports the service team by maintaining common areas, handling trash removal, and assisting with turnover activities.

Key responsibilities

• Inspect the community throughout the day to remove litter, debris, and pet droppings, keeping all common areas and amenities tidy.
• Remove trash and leftover items from vacant apartments before the make‑ready process, transport waste to dumpsters or storage areas, and maintain those storage spaces.
• Complete minor and routine service requests assigned by the Service Supervisor or Community Manager.
• Assist the make‑ready specialist during apartment turnovers.
• Change all locks in accordance with property policy and ensure gates and entry points are secure.

Required profile

• Physical ability to perform cleaning, lifting, and outdoor tasks.
• Strong attention to detail and commitment to maintaining high curb‑appeal standards.
• Ability to work independently and follow established safety and procedural guidelines.
• Good communication skills for coordinating with team members and reporting issues.

Required skills

• Proficiency in operating standard cleaning equipment.
• Basic lock‑changing techniques and familiarity with security protocols.
• Knowledge of safe waste handling and disposal practices.
