Maintenance Technician - Villa Fontana

About the role

A Maintenance Technician is needed for a stabilized, mid-rise community of 120 units in Villa Fontana. The role covers technical and mechanical work so that the buildings, grounds, amenities and common areas meet standards for cleanliness, appearance, safety and functionality. The schedule is 8:30am-5:30pm with on-call duty required.

Key responsibilities

• Complete work orders from resident requests and routine upkeep by diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Oversee the make-ready process for vacant units: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and final inspection.
• Set standards for the cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots and other common areas.
• Inspect the work of other service team members, contractors and vendors, and develop corrective action plans where needed.
• Maintain spare parts and maintenance material inventory, work with the Community Manager to order supplies and tools within budget, and complete monthly preventative maintenance.
• Help the Community Manager build the budget for repairs, maintenance and capital projects, and support cost-control by fixing rather than replacing parts.
• Run safety meetings, keep MSDS sheets current and stay up to date on OSHA and other safety requirements.
• Treat residents respectfully, answer questions and handle complaints and work orders efficiently.

Required profile

• High school diploma, GED or related experience and training.
• 3-5 years of experience in property management maintenance, other building maintenance or a related trade.
• Experience with boiler systems, plumbing, electrical, painting, drywall and general maintenance and repair.
• Own hand tools unless prohibited by state law, and knowledge of their safe use and maintenance.
• Valid driver's license to operate a golf cart on the property, if applicable.
• EPA certification Type I and II or Universal if the job involves sealed HVAC systems, plus all state and local certifications required.
• Ability to work indoors and outdoors in all weather, lift up to 25 pounds alone and 50 pounds with help, and work a flexible schedule including evenings, weekends and holidays.
