Job description
About the role
This Maintenance Technician position at The Oaks at Riverbend performs technical and mechanical work so that the buildings, grounds, amenities and common areas of the property meet the company's standards for cleanliness, appearance, safety and functionality. The role also covers make-ready work for vacant apartments and grounds upkeep.
Key responsibilities
- Complete work orders from resident service requests and preventative maintenance by diagnosing problems and repairing them according to policies, safety standards and code requirements.
- Complete the make-ready process for vacant apartments: pre-move-out inspection, punch list, scheduling vendors and contractors, obtaining supplies, finishing maintenance tasks and inspecting the work.
- Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
- Complete documentation and paperwork accurately so service requests can be tracked.
- Help maintain grounds, common areas and amenities: pick up trash and debris, pressure-wash breezeways and pool areas, clean generally and paint curbs and signage as needed.
- Support cost control by fixing rather than replacing parts when possible and using materials and tools efficiently.
- Attend safety meetings, complete OSHA and other safety training, and report accidents and incidents promptly.
- Periodically inspect contractor and vendor work, and help with routine property inspections to flag safety and repair concerns.
Required profile
- Certified Service Technician with CPO certification and EPA Type I and II or Universal refrigerant recycling certification.
- All certifications required by state and local jurisdictions.
- Valid driver's license to operate a golf cart on property where applicable.
- Able to work indoors and outdoors in all weather, lift up to 25 pounds alone and 50 pounds with help, and work a flexible schedule including call-outs on evenings, weekends and holidays.
- Rare or regular travel to other properties or training may be required.
What we offer
- Hourly pay of $18.00 - $21.00, with possible weekly, monthly or quarterly bonuses for onsite property positions.
- Medical, dental, vision, disability and life insurance, plus a 401(k) with company match up to 6% after 6 months.
- Paid time off: 15 vacation days, 4 personal days, 10 sick days and 11 paid holidays, plus birthday off after 1 year.
- Paid parental leave, fertility benefit reimbursement up to $10,000, employee assistance program and onsite housing discount.
- 6-week paid sabbatical after 10 years of service.
