Maintenance Technician – Santa Monica Collection

About the role

Greystar is seeking a Maintenance Technician for its Santa Monica Collection at 501 Broadway. The role involves ensuring the building, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety and functionality.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks and final inspections.
• Manage inventory of tools, supplies and equipment, track usage, return unused items and notify supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas and amenities by removing trash, pressure‑washing breezeways and pool areas, general cleaning and painting curbs or signage as required.
• Support cost‑control initiatives by performing efficient repairs and maintenance.

Required profile

• 3–5 years of maintenance experience, preferably in new‑construction environments.
• Weekend availability and on‑call duty required.
• Preferred certifications: HVAC Universal Certification.
• Preferred software experience: HappyCo (Happy Property) and Yardi Voyager.
