Maintenance Technician - Rental Homes

About the role

A Maintenance Technician is needed for the Kalaeloa Rental Homes property (Makai) in Kapolei, Hawaii. The role covers technical and mechanical work that keeps the buildings, grounds, amenities and common areas clean, safe and functional. It is a full-time, entry-level position, Monday to Friday 7am-4pm with on-call duty.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance, diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Carry out the make-ready process for vacant apartments: pre-move-out inspection, punch list, scheduling vendors, obtaining supplies, finishing work and inspecting it.
• Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
• Document service requests accurately and on time.
• Help maintain grounds and amenities: pick up trash, pressure-wash breezeways and pool areas, clean and paint curbs and signage.
• Support cost control by fixing rather than replacing parts and using materials efficiently.
• Take part in safety meetings, OSHA and other safety training, and report accidents promptly.
• Periodically check contractor work and help with property inspections.

Required profile

• Entry level.
• EPA certification Type I and II or Universal for refrigerant recycling (for certified service technicians).
• All certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property where applicable.
• Ability to work indoors and outdoors in all weather, lift up to 25 pounds alone and 50 pounds with help, and work a flexible schedule including call-outs on evenings, weekends and holidays.
