Maintenance Technician – Porter Mar Vista Student Living

About the role

The Maintenance Technician ensures that the physical aspects of the Porter Mar Vista student living community meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This onsite role involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident requests and conduct preventative maintenance by diagnosing defects and performing repairs in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of maintenance supplies, tools, and equipment, tracking usage, returning unused items, and notifying supervisors of re‑order needs.
• Document all service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
• Adhere to Greystar’s safety and risk‑management policies, participating in routine safety meetings.

Required profile

• Ability to diagnose and resolve mechanical or technical issues.
• Capability to manage the make‑ready process from inspection to final handover.
• Strong inventory‑tracking and documentation skills.
• Willingness to perform general cleaning, pressure‑washing, and minor painting tasks.
• Commitment to cost‑effective repairs and material stewardship.
• Compliance with safety and risk‑management procedures.
