Maintenance Technician – Lease‑Up for Townhomes

About the role

Greystar is seeking a Maintenance Technician to support the lease‑up process for The Terrace Townhomes in Texas. The role involves performing technical and mechanical work to ensure the property’s buildings, grounds, and common areas meet Greystar’s standards for safety, appearance, and functionality.

Key responsibilities

• Complete resident work orders and preventative maintenance by diagnosing issues and making repairs in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by trash removal, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage as needed.
• Support cost‑control initiatives by repairing parts when feasible and using materials efficiently.

Required profile

• Ability to diagnose mechanical or technical defects and perform repairs safely.
• Familiarity with property‑maintenance procedures, including make‑ready and preventative maintenance.
• Strong attention to detail for documentation and inventory management.
• Willingness to follow Greystar’s safety and risk‑management policies.
