Maintenance Technician (Lease Up) – North Austin
greystar · City Office Austin
Job description
About the role
The Maintenance Technician (Lease Up) ensures the physical aspects of the property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, and functionality. This role supports resident satisfaction and prepares vacant units for new occupants.
Key responsibilities
- Complete work orders from resident requests and perform preventative maintenance, diagnosing and repairing defects according to policies, safety standards, and code requirements.
- Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
- Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
- Document service requests accurately and timely for proper tracking.
- Maintain grounds and common areas by cleaning, pressure‑washing, trash removal, and painting as needed.
- Support cost‑control initiatives by repairing rather than replacing parts and using materials efficiently.
Required profile
- Ability to stand, walk, bend, climb ladders, and work in confined spaces for extended periods.
- Capability to work indoors and outdoors in all weather conditions.
- Physical ability to lift up to 25 lb independently and 50 lb with assistance.
- Willingness to work flexible schedules, including evenings, weekends, and holidays, and respond to on‑call duties.
- Valid driver’s license for operating a golf cart when required.
Required skills
- EPA Type I, Type II, or Universal certification for refrigerant recycling.
- All state and local certifications required for service technicians.
What we offer
- Hourly pay range $24.00 – $26.00.
- Competitive medical, dental, vision, and disability insurance with low employee‑only costs.
- Generous paid time off, including vacation, personal, sick days, holidays, and a birthday off after one year.
- On‑site housing discounts at Greystar‑managed communities (subject to availability).
- 6‑week paid sabbatical after 10 years of service and every 5 years thereafter.
- 401(k) with company match up to 6% after six months.
- Paid parental leave and fertility benefit reimbursement up to $10,000.
- Employee assistance, pet insurance, legal plans, and charitable giving programs.
