Maintenance Technician (Lease Up) - Millie at the Hangar
Greystar · Austin
Job description
About the role
A full-time Maintenance Technician (Lease Up) is needed at Millie at the Hangar in Austin, Texas. The role covers technical and mechanical work that keeps the buildings, grounds, amenities and common areas of the property clean, safe and functional, including preparing vacant units for leasing and new move-ins.
Key responsibilities
- Complete work orders from resident service requests and preventative maintenance, diagnosing problems and repairing them according to policy, safety standards and code requirements.
- Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, scheduling vendors and contractors, obtaining supplies, finishing maintenance tasks and inspecting the work.
- Track inventory of materials and tools, return unused items and notify the maintenance supervisor of re-order needs.
- Complete service request paperwork accurately and on time so requests can be tracked.
- Help maintain grounds, common areas and amenities: pick up trash, pressure-wash breezeways and pool areas, clean and paint curbs and signage as needed.
- Support cost control by fixing rather than replacing parts and using materials and tools efficiently.
- Take part in safety meetings, OSHA and other safety training, and report accidents and incidents promptly.
- Periodically check contractor and vendor work against quality standards, and help with routine property inspections.
Required profile
- EPA certification Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications required by state and local jurisdictions.
- Valid driver's license to operate a golf cart on property where applicable.
- Ability to work indoors and outdoors in all weather, and to lift up to 25 pounds alone and 50 pounds with help.
- Flexible schedule including call-outs on evenings, weekends and holidays; occasional travel to other properties or training.
What we offer
- Hourly pay of $24.00 - $26.00, with possible weekly, monthly or quarterly bonuses for onsite property positions.
- Medical, dental, vision, disability and life insurance, plus an employee assistance program.
- Paid time off: 15 vacation days, 4 personal days, 10 sick days and 11 paid holidays, plus birthday off after 1 year.
- 401(k) with company match up to 6% after 6 months, paid parental leave and fertility benefit reimbursement up to $10,000.
- Housing discount at Greystar-managed communities and a 6-week paid sabbatical after 10 years.
