Maintenance Technician (Lease Up)

About the role

A Maintenance Technician (lease-up) at Ascend at Valverde performs technical and mechanical work so that the buildings, grounds, amenities and common areas of the property meet the company's standards for cleanliness, appearance, safety and functionality. The position is onsite and requires a flexible schedule, including call-outs during evenings, weekends and holidays.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance by diagnosing problems and repairing them according to policies, safety standards and code requirements.
• Carry out the make-ready process for vacant apartments: pre-move-out inspection, punch list, scheduling vendors and contractors, obtaining supplies, finishing maintenance tasks and inspecting completed work.
• Track inventory of materials and tools, return unused items and notify the maintenance supervisor of re-ordering needs.
• Complete documentation and paperwork accurately so service requests can be tracked.
• Help maintain grounds, common areas and amenities: pick up trash, pressure-wash breezeways and pool areas, clean and paint curbs and signage as needed.
• Support cost control by fixing rather than replacing parts and using materials and tools efficiently.
• Attend safety meetings, complete OSHA and other safety training, and report accidents and incidents promptly.
• Periodically check contractor and vendor work against quality standards, and help with routine property inspections to flag safety and repair concerns.

Required profile

• EPA certification Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
• All certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property where applicable.
• Ability to work indoors and outdoors in all weather, lift up to 25 pounds alone and 50 pounds with help, and work irregular hours including call-outs.
