Job description
About the role
This Maintenance Technician position at the Highpoint Club property (348-unit stabilized garden community) performs technical and mechanical work so that the buildings, grounds, amenities and common areas meet the company's standards for cleanliness, appearance, safety and functionality. The schedule is Monday to Friday with a rotating on-call schedule.
Key responsibilities
- Complete work orders from resident service requests and preventative maintenance by diagnosing problems and repairing them according to policy, safety standards and code requirements.
- Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and materials, and final inspection of completed work.
- Track inventory of materials, tools and equipment, return unused items and notify the maintenance supervisor of re-order needs.
- Complete service request paperwork accurately and on time so requests can be tracked.
- Help maintain grounds, common areas and amenities: pick up trash and debris, pressure-wash breezeways and pool areas, clean generally and paint curbs and signage as needed.
- Support cost control by fixing rather than replacing parts when possible and using materials and tools efficiently.
- Attend safety meetings, complete OSHA and other safety training, and report accidents and incidents promptly.
- Periodically check contractor and vendor work against quality standards, and help with routine property inspections to flag safety and repair concerns.
Required profile
- Able to stand, walk or sit for long periods, bend, climb ladders, reach, carry objects and crawl in confined spaces.
- Able to work indoors and outdoors in all weather, and to lift up to 25 pounds alone and 50 pounds with assistance.
- Flexible schedule including call duty on evenings, weekends and holidays; occasional travel to other properties or training may be required.
- EPA certification Type I and II or Universal for refrigerant recycling (for certified service technicians).
- All state and local certifications required for service technicians.
- Valid driver's license to operate a golf cart on property where applicable.
What we offer
- Hourly pay of $19.00 - $21.00, with possible weekly, monthly and quarterly bonuses for onsite property positions.
- Medical, dental, vision, disability and life insurance, plus an employee assistance program.
- Paid time off: 15 vacation days, 4 personal days, 10 sick days and 11 paid holidays for new hires, plus a birthday off after 1 year.
- 401(k) with company match up to 6% after 6 months, paid parental leave and fertility benefit reimbursement up to $10,000.
- Housing discount at Greystar-managed communities and a 6-week paid sabbatical after 10 years.
