Maintenance Technician – Heritage Apartments

About the role

We are seeking a Maintenance Technician to ensure the Heritage Apartments in Hillsborough, NC remain safe, functional, and well‑maintained. The role involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing repairs, and inspecting finished work.
• Manage inventory of materials, supplies, tools, and equipment, tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests and maintenance activities accurately and promptly.
• Maintain grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when possible and using materials efficiently.

Required profile

• Available to work Monday‑Friday with a rotating on‑call schedule.
• Detail‑oriented with the ability to follow established procedures and safety standards.
• Capable of coordinating with vendors and contractors as needed.

Required skills

• Use of hand and power tools for maintenance and repairs.
• Pressure‑washing equipment operation.
• General cleaning and painting of curbs and signage.
