Maintenance Technician - Gossett on Church

About the role

A Maintenance Technician is needed at a stabilized midrise apartment property with 367 units in Gossett on Church. The role covers technical and mechanical work that keeps the buildings, grounds, amenities and common areas clean, safe and functional, on a Monday-to-Friday schedule with a rotating on-call duty.

Key responsibilities

• Complete work orders from residents and preventative maintenance by diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Run the make-ready process for vacant units: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and final inspection.
• Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
• Document service requests accurately and on time.
• Help maintain grounds and common areas: pick up trash, pressure wash breezeways and pool areas, clean and paint curbs and signage.
• Support cost control by fixing rather than replacing parts and using materials efficiently.
• Attend safety meetings, complete OSHA and other safety training, and report accidents promptly.
• Periodically check contractor work and help with property inspections.

Required profile

• EPA certification Type I and II or Universal for refrigerant recycling (service technicians).
• All state and local certifications required for service technicians.
• Valid driver's license to operate a golf cart on property where applicable.
• Ability to work indoors and outdoors in all weather, lift up to 25 pounds alone and 50 pounds with help, and work flexible hours including call-outs on evenings, weekends and holidays.
